Metal Roof RepairA roof is the top covering of a building with the main purpose of protecting the home from outdoor elements. Depending on climate, region, or even personal preference, roofing may be purchased in a variety of different materials. The outermost layer of the roof is exposed to the weather elements. There are many different materials used for roof shingles offering different levels of weather proofing: ceramic, slate, cement, asphalt, cedar, and metal. Metal roofs are among the most popular types of roofing, due in part to their longevity. They are generally manufactured in aluminum, copper, steel or stainless steel. If properly installed, metal roofs generally carry 50-year warranties. Common Metal Roof Problems Most metal roofing problems are caused by lack of maintenance, weathering, wind damage, or improper design. One of the most common problems is flashing failure. Flashing Failure and Repair The function of flashings is to provide a watertight junction between roof sections, projections, roofing materials, and other parts of the structure. Flashings should be designed to provide service for at least as long as the materials used in the area or surface of the roof. Unfortunately, flashings are the most exposed or susceptible part of any roof. In general, many early roof problems are actually flashing problems. In order to make the roof watertight after flashing failure, new flashings or flashing repair is all that is necessary. Because the majority of flashing problems result from faulty construction or deficient flashing design, most flashing problems can be eliminated or reduced upon thorough examination by skilled inspectors during installation. In some cases, leaks may occur at flashings where there are no apparent flashing defects. These leaks may be the result of open joints in a coping cap or masonry wall. If joints are open, water may enter behind the flashings and into the structure. This problem may be eliminated by "through-wall" flashing. Through-wall flashing is used to divert moisture that has entered the wall, before it can cause damage. This flashing method is considered the most effective method of preventing leaks. Safety in Metal Roof Repair Because most metal roofing is typically installed with a 50-year guarantee that covers your repairs, maintenance, and servicing, there is no need for a novice to attempt to repair a metal roof. Any kind of roof repair can be dangerous; it is recommended that repairs be done by a skilled, licensed and insured contractor.
